are the trash/recycling pick-up days and when can these items go

TRASH – Monday / Thursday (note: household items only.
No construction, remodeling, or hazardous waste such as pesticides,
oil, gas, antifreeze, corrosive chemicals, etc.).
· BULK ITEMS
– Thursday (note: notify customer service at least 24 hours
in advance. 703-368-0500)
· RECYCLING
– Monday (note: acceptable items are newspapers, glass food
& beverage containers; aluminum & steel cans; #1 & #2
plastic bottles and jugs. Plastic containers used for insecticides,
herbicides, petroleum products, or automotive fluids are not acceptable.
No plastic bags please.)
Trash/recycling is to be put out the night before
at or after dusk (usually around 5 p.m. or at curbside by 6:00 am
on collection day). Trashcans/recycling bins are to be removed from
the front of your home as soon as possible after trash has been
collected. Trashcans are not to be stored in the front area of your
home. Do not pile your trash across the entire sidewalk. Leave room
for those who need to walk on the sidewalk.

HOLIDAYS – No pickup on Thanksgiving, Christmas, or
New Year's Day. Trash or recycling will be picked up on the next
scheduled collection day.

What
are the rules about bicycles, skateboards, and other items?

These items are to be taken in at night or
stored in the back of your home. |
What
are the parking rules? |

Each townhome is allotted two reserved parking
spaces. Visitors spaces must be utilized only by visitors (no residents)
and the visitor must prominently display the current visitor tag.
(each resident is given one visitor tag-a visitor can only utilize
the visitor parking tag for up to 72 hours. Note that rotation of
vehicles using visitor tags to elude towing trucks is not tolerated).
Towing is enforced in Mirror Ridge for those who double parking,
blocking the path of other vehicles, park in fire lanes, park in
another resident’s space without his approval, or in the case
of a resident parking in a visitor’s space. |
When
are HOA Assessments due and what are the ramifications of late payment?

Assessments are due on a quarterly basis (January
1, April 1, July 1, October 1). Any homeowner’s account that
is delinquent for 60 or more calendar days will be assessed the
remainder of the annual assessment for the year. The payable amounts
include late fees, interest, fines and processing charges. This
action will be taking place automatically without any further hearings,
discussions, or notifications to the delinquent homeowner. The new
account balance, if not paid in full, will be subject to customary
collection procedures as well as late fees and interest charges.
2. Any homeowner’s account that is delinquent in paying the
assessment(s) for 90 or more calendar days will have the homeowner’s
or tenant’s right to park in the spaces reserved for the townhouse
suspended. The two reserved spaces will be marked “MRHOA RESERVED
– NO PARKING”, and the towing company will be tasked
with enforcement. The managing agent will implement this suspension
of parking immediately after the 90 day delinquency occurs. This
action will take place automatically without any further hearings,
discussions, or notifications the delinquent homeowner. To summarize,
if your balance is past due as stated above, your payments will
be accelerated and/or your parking privileges will be suspended.
The Board urges all homeowners to pay their assessments by the due
date. To benefit the entire community, and to ensure all homeowners
are supporting the expenses of our community equally, it is at times
necessary to implement difficult policies. Your support of this
effort is very much appreciated. |
